Technology-Driven Precision in an As-Built Environment

JE Dunn completed the historic renovation of the Georgia State University Student Success Center, located on Auburn Avenue in downtown Atlanta. The 75,000-square-foot, four-story building, originally constructed in 1907 and 1922, once served as the Southern Bell Telephone and Telegraph Company headquarters and remains a significant part of Atlanta’s architectural history.

Delivered in two original phases, the Bell Building housed early “machine-switching” technology that introduced dial-tone service to the city. The project transformed the existing office building into a modern student success hub while preserving its historic character.

The scope included restoration of the original brick façade, reconditioning of 85% of existing windows, and preservation of key architectural elements such as stone columns and historic bell features. The team executed major structural modifications, including selective removal of floor slabs to create a central atrium, and installed new high-efficiency HVAC systems to support modern building performance.

Located in a dense urban environment adjacent to the MARTA light rail and surrounding structures, the project required detailed logistics planning and close coordination with the City of Atlanta and local stakeholders to maintain operations and minimize disruption.

The completed facility now serves as the home of the National Institute for Student Success, providing collaborative workspaces, offices, and conference areas designed to support student engagement and achievement. The project contributes to Georgia State University’s broader investment in downtown Atlanta.
