Preconstruction defines a project’s scope, cost, and schedule. This phase breaks down crucial planning and visualization to set a project up for success. We bring together estimating, prefabrication, design services, virtual design and construction (VDC) and Lean principles to address every project as a whole.
During this phase, we build trust by collaborating and aligning around your project from concept to completion. Our preconstruction process leverages Target Value Delivery (TVD) principles, a disciplined lean management practice to ensure every project meets its definition of success. Using our innovative and intuitive tools, along with our unmatched communication, we work closely to create a partnership to establish a foundation of certainty.
We combine Target Value Delivery with Lean Construction to maintain costs while maximizing design. Early in the design phase, we identify target values for the various scopes by aligning design expectations with accurate cost modeling. Regular check-ins ensure alignment throughout the design process, allowing the team to optimize resources and maintain quality.
With insights from our in-house economist, we track real-time commodity pricing, lead times, and economic trends. By partnering with project teams, we translate these insights into project-specific guidance that reduces risk, uncovers opportunities, and maximizes project value.
Our award-winning proprietary tools connect BIM models directly to cost data. These tools support live continuous model-based estimates that drive real-time design decisions to keep your project on budget and schedule.
Working closely with designers, we perform constructability reviews using BIM models to streamline design and construction. Our front-end planning results in more accurate budgets, controlled costs, and high-quality assurance, setting projects up for success.
JE Dunn’s collaborative preconstruction approach creates alignment from the start, enabling smooth transitions and certainty throughout each stage of the construction cycle.
