The 4th Floor Hub project at the Anschutz Health Sciences Building (AHSB) involved tenant finish work in an existing shell space to create co-working and lounge areas for doctors and faculty. JE Dunn, which completed the construction of AHSB in 2021, began work on the Hub in May 2023, with completion in November 2023.
Given the ongoing use of the building by staff, students, and patients, the project team prioritized risk mitigation strategies to ensure safety and minimize disruptions. Key safety measures included dust control through filter media, vacuum sanders, and HEPA vacuums, as well as noise reduction strategies such as designated "loud work hours." The team also emphasized efficient space usage, with up to 30 workers on-site at once, and carefully coordinated construction activities to avoid interfering with daily operations. Best practices included ongoing safety training and clear communication with trade partners and facilities groups to ensure smooth progress and minimal impact on building occupants.
