Colorado Center is a premier, transit-oriented development located between downtown Denver and the Denver Tech Center. Tower III is the third class A office building in the development. The 368,000-square-foot building includes a ground floor lobby and loading dock, seven parking levels with 400 spaces, and an eight-story office tower with a rooftop terrace. Tower III is situated on a dense site teaming with existing tenants and pedestrian traffic that requires detailed coordination and communication with the property management. The project team has implemented a number of strategies to reduce project schedule and cost, as well improve quality. Along with prefabricating aluminum punched windows in precast panels, the project’s estimating team implemented the Lens Focus module to reduce project takeoff to a fraction of its traditional timeline.
The third of Lens’ four modules, Focus allows JE Dunn estimators to determine accurate material quantities from an architect’s Revit model. In the case of the Colorado Center Tower III project, models were downloaded from the architect’s FTP site, and were practically ready to be quantified using Lens Focus immediately. The team was able to quantify curtainwall, architectural precast panels, and metal panel skin elements in a fraction of the time it typically takes to quantify skin using traditional methods. Once skin materials are quantified, the Focus module can interface directly with Lens Aim to create or update an estimate. Depending on the level of detail a model contains, we can quantify anything from walls and ceilings to millwork and finish materials.
